Wow, what a week here in Nashville. We all watched as the rains came… then we watched what has been described as a “train” of rain cells line up and unload on our city. I have to say… after seeing the damage and the preliminary clean up that I am Proud to live in this great city and am so grateful to all who have helped us start the recovery process. Here in Nashville, you dont see a lot of folks complaining, looting (we have had only 7 looting arrests. 7!!)… Here in Nashville, we just get to work on the problem. $8000.00 Credit deadline extended!

According to a news article I just read, the Senate has agreed to extend the first time homebuyer credit for a few months. Great news… Also, if you have owned a home before… but not in the last 3 years, you may still qualify for all or part of the credit. Here is the story from the Associated Press (AP) WASHINGTON – Senators have agreed to extend a popular tax credit for first-time homebuyers and to offer a reduced credit to some repeat buyers. The tax credit provides up to $8,000 to first-time homebuyers but is set to expire at the end of November. A spokeswoman for Senate Majority Leader Harry Reid said senators agreed Wednesday to extend the existing tax credit for first-time homebuyers while offering a reduced credit of up to $6,500 to repeat buyers who have owned their current homes for at least five years. A congressional aide said the tax credits would be available to homebuyers who sign sales agreements by the end of April. They would have until the end of June to close on their new homes. A cooler summer here in Nashville

According the the Associated Press, we had a cooler than average summer. It is 68F here right now… finally feels like Fall is around the corner. Here are some statistics from http://www.nws.noaa.gov/ “National Weather Service records show that for the meteorological summer – the months of June, July and August – Nashville got more than an inch and a half more rain than usual. The average temperature for Nashville was cooler by one-half of one degree. While July was notably cool and August was also cooler than usual, a warm June bumped up the seasonal average. Nashville recorded only 28 days during which high temperatures reached 90 degrees or above during the summer. The usual number is 43. Rainfall totaled 12.70 inches during the three months – 1.57 inches above normal. June and July had more rain than usual, while August was drier.” Pretty cool… Read More →
A discussion about current experiences with home loan providers

I write this, really, to invite discussion from our website users. Our last 3 transactions with mortage brokers and/or banks have been among the most challenging of my entire career. With all of the talk about “Stimulus”… seems the entities in the position to loan to highly qualified home buyers (great credit/10 percent or more to put down/on homes which appraise easily for selling price) drag the process out for weeks. I understand that Fannie and Freddie have changed their criteria to sign off on loans… but shouldn’t the LENDER be aware and be able to plan for these changes? It seems to me that we need an entirely new model for the home loan process. Perhaps a venture capitalist with vision and courage can step in. Or perhaps everyone is still too fearful and consider all mortgages too risky. As for the folks still in the mortgage business: PLEASE get organized and at least make an effort to “do what you say”. If you can’t deliver… please save us the headache and heartache of poor performance. Its one thing for us as agents (we can handle the frustration), but it is another to treat the buyers… who give us our livlihood… with such poor service. They deserve... [Read More]

Home sales in Nashville are really picking up. Our team has several clients in town, making offers and buying homes. Remember, if you are a first time buyer you are likely eligible for the $8000.00 tax credit. Plus, this makes that credit even more meaningful… Taken from www.cnn.com “NEW YORK (CNNMoney.com) — There’s a nice windfall for some homebuyers in the economic stimulus bill awaiting President Obama’s signature on Tuesday. First-time buyers can claim a credit worth $8,000 – or 10% of the home’s value, whichever is less – on their 2008 or 2009 taxes. A big plus is that the credit is refundable, meaning tax filers see a refund of the full $8,000 even if their total tax bill – the amount of witholding they paid during the year plus anything extra they had to pony up when they filed their returns – was less than that amount. But there has been a lot of confusion over this provision.
