We all watched as the rains came&#8230; then we watched what has been described as a &#8220;train&#8221; of rain cells line up and unload on our city. I have to say&#8230; after seeing the damage and the preliminary clean up that I am Proud to live in this great city and am so grateful to all who have helped us start the recovery process. Here in Nashville, you dont see a lot of folks complaining, looting (we have had only 7 looting arrests. 7!!)&#8230; Here in Nashville, we just get to work on the problem. If you have been considering Nashville for your future home: we are ready to have you (give us a couple of weeks to clean up). If you already live here: What a great city this is!</p>

			<content:encoded><![CDATA[<p>According to a news article I just read, the Senate has agreed to extend the first time homebuyer credit for a few months. Great news&#8230; Also, if you have owned a home before&#8230; but not in the last 3 years, you may still qualify for all or part of the credit. Here is the story from the Associated Press  (AP) WASHINGTON &#8211; Senators have agreed to extend a popular tax credit for first-time homebuyers and to offer a reduced credit to some repeat buyers.</p>
<p>The tax credit provides up to $8,000 to first-time homebuyers but is set to expire at the end of November.</p>
<p>A spokeswoman for Senate Majority Leader Harry Reid said senators agreed Wednesday to extend the existing tax credit for first-time homebuyers while offering a reduced credit of up to $6,500 to repeat buyers who have owned their current homes for at least five years.</p>
<p>A congressional aide said the tax credits would be available to homebuyers who sign sales agreements by the end of April. They would have until the end of June to close on their new homes. The aide, who spoke on condition of anonymity, was not authorized to publicly discuss the deal.</p>

			<content:encoded><![CDATA[<p>I write this, really, to invite discussion from our website users. Our last 3 transactions with mortage brokers and/or banks have been among the most challenging of my entire career.  With all of the talk about &#8220;Stimulus&#8221;&#8230; seems the entities in the position to loan to highly qualified home buyers  (great credit/10 percent or more to put down/on homes which appraise easily for selling price) drag the process out for weeks.  I understand that Fannie and Freddie have changed their criteria to sign off on loans&#8230; but shouldn&#8217;t the LENDER be aware and be able to plan for these changes?</p>
<p>It seems to me that we need an entirely new model for the home loan process.  Perhaps a venture capitalist with vision and courage can step in.  Or perhaps everyone is still too fearful and consider all mortgages too risky.</p>
<p>As for the folks still in the mortgage business: PLEASE get organized and at least make an effort to &#8220;do what you say&#8221;. If you can&#8217;t deliver&#8230; please save us the headache and heartache of poor performance. Its one thing for us as agents (we can handle the frustration), but it is another to treat the buyers&#8230; who give  us our livlihood&#8230; with such poor service. They deserve better.</p>

<p>&#8220;NEW YORK (CNNMoney.com) &#8212; There&#8217;s a nice windfall for some homebuyers in the economic stimulus bill awaiting President Obama&#8217;s signature on Tuesday. First-time buyers can claim a credit worth $8,000 &#8211; or 10% of the home&#8217;s value, whichever is less &#8211; on their 2008 or 2009 taxes.</p>
<p>A big plus is that the credit is refundable, meaning tax filers see a refund of the full $8,000 even if their total tax bill &#8211; the amount of witholding they paid during the year plus anything extra they had to pony up when they filed their returns &#8211; was less than that amount. But there has been a lot of confusion over this provision. Adam Billings of Knoxville, Tenn. wrote to CNNMoney.com asking:</p>
<p><strong>&#8220;</strong>I will qualify as a first-time home buyer, and I am currently set to get a small tax refund for 2008. Does that mean if I purchased now that I would get an extra $8,000 added on top of my current refund?&#8221;</p>
<p>The short answer? Yes, Billings would get back the $8,000 plus what he&#8217;d overpaid. The long answer? It depends. Here are three scenarios:</p>
<p><strong>Scenario 1:</strong> Your final tax liability is normally $6,000. You&#8217;ve had taxes withheld from every paycheck and at the end of the year you&#8217;ve paid Uncle Sam $6,000. Since you&#8217;ve already paid him all you owe, you get the entire $8,000 tax credit as a refund check.</p>
<p><strong>Scenario 2:</strong> Your final tax liability is $6,000, but you&#8217;ve overpaid by $1,000 through your payroll witholding. Normally you would get a $1,000 refund check. In this scenario, you get $9,000, the $8,000 credit plus the $1,000 you overpaid.</p>
<p><strong>Scenario 3: </strong>Your final tax liability is $6,000, but you&#8217;ve underpaid through your payroll witholding by $1,000. Normally, you would have to write the IRS a $1,000 check. This time, the first $1,000 of the tax credit pays your bill, and you get the remaining $7,000 as a refund.</p>
<p>To qualify for the credit, the purchase must be made between Jan. 1, 2009 and Nov. 30, 2009. Buyers may not have owned a home for the past three years to qualify as &#8220;first time&#8221; buyer. They must also live in the house for at least three years, or they will be obligated to pay back the credit.</p>
<p>Additionally, there are income restrictions: To qualify, buyers must make less than $75,000 for singles or $150,000 for couples. (Higher-income buyers may receive a partial credit.)</p>
<p>Applying for the credit will be easy &#8211; or at least as easy as doing your income taxes. Just claim it on your return. No other forms or papers have to be filed. Taxpayers who have already completed their returns can file amended returns for 2008 to claim the credit&#8221;  </p>
